What varies is the interior tone — some units are finished in pale wood and soft blue, others in warmer browns — and the third-floor units have part of the ceiling sloped. The unit is assigned on the morning of arrival, so a specific room or floor cannot be chosen, and the building has three floors of stairs and no lift.
Travelling as a bigger group?
You can take two, three or all 9 units — everyone behind their own door in the same small building, though the exact rooms depend on availability and may be on different floors.

Horikiri: a quiet street by the iris garden
The building is a five-minute walk from Horikiri-shobuen Station on the Keisei Main Line — Booking.com measures the station at 400 m. Horikiri Iris Garden, which the station is named after, is about 850 m away and is worth the walk in June when the irises are out. Asakusa and Ueno are both about 15 minutes by train, and the airport services run from Aoto, a few minutes up the line: Narita takes roughly 65 minutes and Haneda about 60.
This is a residential part of eastern Tokyo rather than a tourist district. Convenience stores, supermarkets and restaurants are close enough for the daily shopping, and the building is new and on a quiet street. It is a short ride from the old-town side of Tokyo — Asakusa, Ueno and the Skytree — rather than from the crossings and department stores.
Getting here from the airports
- Narita (NRT): about 65 minutes by train to Horikiri-shobuen Station; one change at Aoto.
- Haneda (HND): about 60 minutes by train to Horikiri-shobuen Station; also one change at Aoto, onto the through service to the Keikyu Line.

Questions groups ask before booking
Is this the same place as Intervia Horikiri?
No — they are two separate buildings in the same part of Katsushika, and the names are one character apart. Intervia Horikiri II is at 4-47-8 Horikiri, about five minutes on foot from Horikiri-shobuen Station on the Keisei Main Line. Intervia Horikiri is a different building, further from the station. Check which one your booking names before you travel; the address is sent through Booking.com listing when you book.
Can we choose our unit or floor?
No. All nine units are booked through one listing and the specific unit is assigned on the morning of arrival, so you may be on the ground floor or the third. What changes between units is the interior tone and, on the third floor, a sloped section of ceiling — the size, the bed and the equipment are the same. If you book several units for one group, they may end up on different floors.
How many people is a unit really comfortable for?
Each unit is listed for up to four guests, with a double bed and a sofa bed in about 19㎡. The comfortable setups are two adults, or two adults with one or two children. Three adults is already tight and four adults will be properly snug — everyone sleeps, but there is not much floor left. The price makes that trade worth it for many groups, and we would rather you knew before booking.
Can we book more than one unit?
Yes, subject to availability. The building has nine units and they are sold through a single listing, so several units on the same dates depend on what is open — message through Booking.com listing and we will tell you what can be held. Units are assigned on the morning of arrival, so a group taking two or three units may not be given adjacent rooms.
What is in each unit?
A double bed and a sofa bed for up to four guests, a kitchenette with a two-burner gas stove, fridge, microwave, oven toaster, kettle and rice cooker, a dining table with stools, a private bathroom with a bathtub, a separate toilet with a washlet, a vanity and a washing machine. Nothing is shared with other guests except the entrance and the stairs.
Can we do laundry?
Yes, inside your own unit. Every unit has its own washing machine, so there is no coin laundry to find and no queue for a shared machine. The machine washes but does not tumble-dry. The bathroom has a heating, ventilation and drying unit and there is an indoor hanging rail, so a load hung up in the evening is normally dry by morning — on a week-long trip that is usually the difference between one suitcase and two.
Is there a lift?
No. Intervia Horikiri II is a three-storey building with stairs and no lift, and the unit you are given is assigned on the morning of arrival, so you cannot request the ground floor. If you are travelling with heavy cases, a pushchair or anyone who finds stairs difficult, tell us when you book and pack on the light side.
What time can we arrive, and can we leave bags?
Check-in is from 16:00 and check-out is by 10:00. Check-in is self-service, within the arrival arrangements confirmed for your booking, and the details are sent through Booking.com listing before you arrive. Early check-in is not offered, but from 12:00 you may leave luggage in the unit — bags gathered in one place, and nothing put in the fridge. Someone answers messages and the emergency line throughout your stay.
How do we get to the airports?
Horikiri-shobuen is on the Keisei Main Line, and the airport services run from Aoto, a few minutes up the line. Narita takes roughly 65 minutes and Haneda about 60, changing once at Aoto — Haneda via the through service onto the Keikyu Line. If you are landing late, the last airport trains matter more than the journey time; message us with your flight and we will tell you what works.
Is there parking?
No. The building has no parking of its own and the street in front is 3.3 m wide, so most guests arrive by train. There is paid coin parking nearby if you are driving — ask through Booking.com listing and we will point you at the closest one.
