6 units, and how a group actually uses them
Each unit is a complete small home rather than a hotel room: its own front door, kitchen, bathtub and washing machine. Nothing is shared except the entrance and the stairs. That is why a group of eight or twelve can stay here without anyone sleeping in a living room — you simply take two or three units on the same floors.

All 6 units have the same layout and equipment. Ground and second-floor units are finished in light wood; third-floor units are navy with a sloped ceiling. There is no lift, so ask for 101 or 102 if stairs are a problem.

Aoto: the station that goes to both airports
Aoto is a quiet residential part of Katsushika City, on the old east side of Tokyo. Its value is the station. Keisei Aoto is a junction where the Keisei Main Line meets the Oshiage Line, which means direct trains to Narita Airport in one direction and, through the Toei Asakusa and Keikyu lines, direct trains to Haneda in the other. Arriving and leaving Tokyo never involves dragging suitcases across a transfer.
Asakusa is 10 minutes away and Ueno 15, so Senso-ji, the Skytree, Ameyoko and the Yanaka backstreets are all short rides. Shibuya and Shinjuku are on the far side of the city — this is a base for the Tokyo of temples, river and downtown streets rather than the Tokyo of crossings and department stores. The building itself sits on a residential street, so nights are quiet.
Getting here from the airports
- Narita (NRT): about 60 minutes by train to Keisei Aoto Station; direct from Aoto Station on the Keisei Line — no transfer, so luggage never has to move.
- Haneda (HND): about 55 minutes by train to Keisei Aoto Station; also direct from Aoto, via the through service to the Keikyu Line.
Daily needs are covered on foot: convenience store 2 min, supermarket 5 min, drugstore 5 min, with cafes and restaurants throughout the area.

Every unit is licensed by Katsushika City under Japan's Hotels and Inns Business Act — the same category as a conventional hotel, and a stricter one than the 180-night private-lodging registration most short-term rentals in Tokyo operate under. Yes — that is what the building is for. Each of the six units is booked separately and sleeps up to 4, so a group of 8 takes two units, 12 takes three, and 24 takes the whole building. Everyone is under one roof and up one staircase, but each party has its own door, kitchen, bathroom and washing machine. How do we get here from Narita or Haneda?
Keisei Aoto Station is a 7-minute walk, and it is one of the few stations in Tokyo with direct trains to both airports — Narita on the Keisei Line, Haneda through to the Keikyu Line. Roughly an hour either way, with no transfer, which matters when a family is moving suitcases.
How does check-in work?
Check-in is self-service, so you go straight to your unit whatever time you land — no queue and no waiting for someone to hand over a key. Access details are sent through Booking.com listing before you arrive, and we answer messages before and during your stay.
What is in each unit?

Nothing is shared with other guests except the entrance and the stairs.
Can we do laundry?
Yes, inside your own unit. Every unit has its own washing machine, so there is no coin laundry to find and no queue for a shared machine. The machines have a drying cycle, but it is a light one — good for freshening a load or getting shirts and underwear dry overnight, not for drying a full load of towels in one go. Most guests wash in the evening and hang the heavier items in the unit.
Is it suitable for babies?
One high chair and one bed-in-bed infant bed are available on request — ask when you book, as there is one set for the building. The units are on three floors with stairs and no lift, so if you are travelling with a pushchair, ask for a ground-floor unit (101 or 102).
Is this a hotel or a short-term rental?
A hotel. All six units are licensed under Japan's Hotels and Inns Business Act by Katsushika City, which is a stricter category than the 180-night minpaku registration. It just happens to be a hotel you check yourself into, with a full kitchen and washing machine in every room.
