A double bed plus a sofa bed in 20 m² takes four; it will be a squeeze, with bags on the floor and turns in the bathroom, and we would rather tell you now. But you pay for one room instead of two, you cook and do laundry in it, and Aoto is one train from both Narita and Haneda. If price matters more than elbow room, one unit for four is an option for sharing one unit, subject to its booked capacity. If space matters more, two units still keep everyone in the same building, behind their own doors. Booking one unit rather than two is the lower-cost way to keep three or four of you under the same roof — the floor space is the trade.

Keisei Aoto Station is a 7-minute walk, and it is one of the few stations in Tokyo with direct trains to both airports — Narita on the Keisei Line, Haneda through to the Keikyu Line. Roughly an hour either way, with no transfer, which matters when a family is moving suitcases.

Tokyo Skytree is at Oshiage, 6 to 9 minutes from Keisei Aoto with no change — the Keisei Oshiage Line runs straight there. Asakusa is about 10 minutes on the same through service.

Honest answer: a unit is about 20 m², so the comfortable setups are two adults, or two adults with one or two children. Three adults is already a little tight, and four adults will find it properly snug — everyone sleeps, but there is not much floor left. Yes, inside your own unit. Every unit has its own washing machine, so there is no coin laundry to find and no queue for a shared machine. The machines have a drying cycle, but it is a light one — good for freshening a load or getting shirts and underwear dry overnight, not for drying a full load of towels in one go. Most guests wash in the evening and hang the heavier items in the unit.

One high chair and one bed-in-bed infant bed are available on request — ask when you book, as there is one set for the building. The building has three floors of stairs and no lift, and units are assigned rather than chosen, so with a pushchair it is worth telling us when you book and packing on the light side.

Aoto is a quiet residential part of Katsushika, the old east side of Tokyo. A convenience store is 2 minutes away and a supermarket about 5. Asakusa is 10 minutes by train and Ueno 15, so the temples, the Skytree and Ameyoko are close, while Shibuya and Shinjuku are a longer ride across the city.
